Two flats with terraces on the same floor, awaiting refurbishment and combination in the secluded courtyard of a renovated Louis-Philippe building in the heart of Les Halles.
The building dates from the early 19th century and was completely renovated in the 1990s. It is six storeys high and has four bays of small-paned windows with wrought iron guardrails. The ground floor is intended for commercial use, topped by four square storeys and an attic level with sloping ceilings lit by four dormer windows in a slate roof. The facade is rendered with recessed joints.
There are two secured entrance doors to the building: the first, on the street, has a key-code entry system, and the second, located at the top of a short flight of steps, is equipped with an intercom device. The shared areas are simple and spacious, with tiled floors and painted walls.
The two flats are linked by a terrace on the same level. The first is a studio flat and the second a flat with two split levels.
The entrance of the studio flat leads into an open-plan space, almost 4 metres high, with exposed wooden beams and a floor laid with modern, light-coloured tiles, as throughout the rest of the flat. To the right, a living room is illuminated by a large sliding patio door opening onto a level terrace with wooden decking, enclosed by two walls and a wooden palisade. On the left, a closet area fitted with storage units is followed by a shower room with washbasin, shower and toilet, topped by a mezzanine floor featuring the sleeping area and its bed, accessed via a ladder.
Once through the entrance door to the flat, which adjoins the studio flat, there is a vast living room, which is separated from the large, fully-equipped open-plan kitchen by a bar. The ceiling height of around 3.8 m reveals the original wooden beams and a bolted RSJ structure. On the right, the timber-framed structure of a mainly openwork partition wall protects a bedroom, where one wall is of exposed stone. The floors are of wide strip hardwood. On the left, two flights of stairs featuring riserless wooden steps, with metal stringers and balustrades, lead to two split-levels that open onto a patio via large sliding glass doors. On the lower level, a bedroom opens onto a terrace with wooden decking, enclosed by two walls and a wooden screen, and on the upper level, there is a shower room with a tiled floor. The glazed, enclosed space with shower and toilet overlooks the living room. This level is protected by a metal balustrade.
